* All rates are total cost for the duration of the stay, and include utilities except where noted. Since Blue Heron Farm is not a B&B, no food is provided (unless you eat hay and grain). Although we love animals, we do not allow pets or smoking inside any of the rentals in deference to other guests who might be allergic. Christmas, Thanksgiving and Presidents Week school vacation are only available as one-week rentals. Memorial Day, Labor Day, Columbus Day and Martin Luther King holidays are only available as three-night stays.
** To account for months with different numbers of weeks, a one-month rental is standardized as 27 nights.
*** Rentals of 4 or more months are on a calendar month basis. Rentals of 6 or more months require a lease, plus payment prior to arrival of rent for first month, last month and one half a month damage deposit.
When a booking is confirmed, we ask for a deposit to be sent (check or money order only) to Blue Heron Farm, 8 Warner Hill Rd. #1, Charlemont, MA, 01339. For stays of less than one month at The Cabin, The Sugarhouse or The Bungalow, a $100 deposit is requested. For stays of less than one month at The Cottage or The Maples, a $200 deposit is requested. For stays longer than one month at any of the places, a deposit equal to 20% of the total cost is requested.
Deposits are full refundable for cancellations made more than 30 days in advance of intended arrival. For cancellations made less than 30 days prior to arrival that are necessitated by serious medical issues, deposits are fully refundable. For cancellations made less than 30 days prior to arrival for any other reason, deposits are fully refundable if we are able to re-book the dates to other guests.
