All rates are total cost for the duration of the stay, and include utilities except where noted. Since Blue Heron Farm is not a B&B, no food is provided (unless you eat hay and grain). We do not allow smoking in any of the rentals.

Rentals of 32 nights or more are on a calendar month basis. Rentals of 6 months or longer require a lease, plus payment prior to arrival of first month, last month and ½ month damage deposit

Check in and Check out Times – Check in time is normally 3:00 PM and Checkout is 11:00 AM. Depending on bookings, other arrangements can sometimes be made.

Deposit Information – When a booking is made, we ask for a deposit to be sent (check or money order only) to Blue Heron Farm, 8 Warner Hill Rd. #1, Charlemont, MA 01339. For stays of less than one month, a deposit of $135 is required for The Cabin or The Bungalow, and $250 for The Cottage or The Maples. For stays of two months or longer at any of the rentals, a deposit equal to 25% of the total cost is required.

Our Refund Policy – Deposits are fully refundable for cancellations made more than 45 days in advance of intended arrival. For cancellations made less than 45 days prior to arrival for any reason, deposits are fully refundable if we are able to re-book the dates to other guests.
